Ortega Landing Celebrates Ground Breaking

It's no secret that the Jacksonville area has spectacular waterfront property, and the newest project to break ground in the Ortega riverfront neighborhood is destined to be one of Jacksonville's favorites, proving that you don't necessarily need a boat to enjoy the beauty and serenity of being on the water.

Ortega Landing celebrated the groundbreaking of its first 8-unit condo building on January 25, and attendees, which included prospective buyers and the media, were treated to a ride on a lift which offered them a taste of the gorgeous views the condo's residents will enjoy.

The luxury condo and marina project is a $63 million development located on the Ortega River in Jacksonville, Florida. The condo portion of the project features a total of 38 luxury condominium units ranging in size from 2800 to 2900 square feet.

The construction schedule for the first condo building of 8 units, called the "East" building, is scheduled to be:

  • Foundation completed – Mid March
  • 1st floor exterior completed – Early April
  • 2nd floor exterior completed – Late April
  • 3rd floor exterior completed – Mid May
  • 4th floor exterior completed – Early June
  • Roof completed – Late June

Once the roof is in place the interior work will begin. The project completion date is scheduled for Spring of 2009.

"There is still availablity," said Nathan Baer, of MLG Development. The East building will have 8 units, two per floor. Some of the featured amenities include private elevator lobbies, ceilings up to 9'7", stainless steel appliances, resort style pool, covered parking and a gourmet grilling area.

Ortega Landing also features a 192-slip marina, which offers slip memberships for sale, as well as some transient dockage. For residents who also want a convenient, state-of-the-art home for their vessel, marina memberships are sold separately for boats from 30 feet to 77 feet in length. The marina also has T dock heads allowing for boats 100 feet and larger. Marina memberships are sold as ownership interests in a private equity marina club.

An added value of the marina membership is the ability to resell the membership, as well as the ability to put your slip in the marina's rental pool.
